Honorable Mayor and City Council
January 31, 1990
Page 2
4\ A vi A-
2. For GB, HB, or CB,,Zoning Districts, the requirement for two sites may be larger than one
acre, therefore, the following wording is suggested.
"All newly subdivided lots shall have at least one (1) contiguous acre of land dedicated
for septic system use or area sufficient for two (2) separate and distinct drainfield sites,
whichever is greater. Placement of the second required drainfield between the trenches
of the first drainfield is prohibited. This area shall not contain permanent buildings or
structures, wells, paved surfaces, drainage easements, or the setback distances from any
of the above or from property lines. The suitability of this area for septic system use
shall be determined by comparison to the Washington County Soil Survey. If the area is
classified as having only "slight" or "moderate" limitations for drainfields, the area shall
be deemed as meeting these requirements. If any portion of the proposed area is
classified as having "severe" limitations, that area shall be evaluated by soil borings and
percolation tests to verify the accuracy of the Soil Survey's "severe" classification. If the
anticipated sewage flow will exceed 3600 gallons per dayAuitability of this area will be
determined only by soil borings and percolation tests. 1 1^ &-- C,
All lots existing prior to the adoption of this ordinance shall have area sufficient for two
(2) separate and distinct drainfield sites, as verified by soil borings and percolation tests.
Placement of the second required drainfield between the trenches of the first drainfield is
prohibited."
or P-Z-oning.Dist&'cts therejs_aso..lauize...q-,d ement,_t
/ would_notate-applisable-.The-fallaw-ing-wording-is-suggested:
"All lots shall have area sufficient for two (2) separate and distinct drainfield sites, as
verified by soil borings and percolation tests.
