MINNESOTA 55101 <br />6IM92-WO <br />FAX OIZ292-0063 <br />At the January 2, 1990 Council Meeting, the staff was directed to submit suggested wording to <br />clarify the "one acre of land suitable for drainfield purposes" rule. The present wording does not <br />conform to the wording in the proposed Comprehensive Plan and needs clarification because it <br />requires two standards. The following are our recornmendations. <br />For A, RR, R-1, R-2, RE (2-1/2) and RE (5) Zoning District, the requirement for one acre <br />will always be larger than the requirement for two sites, therefore the following wording <br />is suggested: <br />"All newly subdivided lots shall have at least one„won i�gtrutmacre of land dedicated <br />for septic system use. This area shall not contain permanent buildings or structures, <br />wells, paved surfaces, drainage easements, or the setback distances from any of the <br />above or from property lines. The suitability of this area for septic system use shall be <br />determined by comparison to the Washington County Soil Survey. If the area is <br />classified as having only "slight" or "moderate' limitations for drainfields, the area shall <br />be deemed as meeting these requirements. If any portion of the proposed area is <br />classified as having "severe" limitations, that area shall be evaluated by soil borings and <br />percolation tests to verify the accuracy of the Soil Survey's "severe' classification. <br />All lots existing prior to the adoption of this ordinance shall have area sufficient for two <br />(2) separate and distinct drainfield sites, as verified by soil borings and percolation tests. <br />Placement of the second required drainfield between the trenches of the first drainfield is <br />prohibited." <br />
