b. Existing zoning classifications for land within and abutting the subdivision; <br />c. A general statement on the approximate acreage and dimensions of the lots; <br />d. Location, widths, and names of all existing or previously platted streets or <br />other public ways, showing type, width, and condition of improvements if <br />any, railroad and utility rights-of-way, parks and other public open spaces, <br />pe1manent buildings and structures, easements and section and corporate <br />lines within the tract and to a distance of 150 feet beyond the tract; <br />e. Location and size of existing sewers, water mains, culve1is, or other <br />underground facilities within the tract and to a distance of 150 feet beyond <br />the tract; the data as grades, inveri elevations, and locations of catch basins, <br />manholes, shall also be shown; <br />f. Boundary lines of adjoining unsubdivided or subdivided land, within 150 <br />feet, identified by name and ownership, including all contiguous land owned <br />or controlled by the subdivider; <br />g. Topographic data, including contours at veriical intervals of not more than 2 <br />feet; water courses, marshes, rock outcrops, power transmission poles and <br />lines, and other significant feature shall also be shown; National Geodetic <br />Veriical Datum (N.G.V.D.) shall be used for all topographic mapping; and <br />h. In-major subdivisions where public water and sewer are not available, the <br />City Engineer may require the subdivider to file a report prepared by a soil <br />scientist or a registered civil engineer on the feasibility of on-site sewer and <br />water systems on each lot. The repo1i shall include a soil boring analysis <br />and percolation tests to ve1ify conclusions. <br />(11) Proposed design features <br />a. Layout of proposed streets showing right-of-way widths, center line grade, <br />typical cross-sections, and proposed names of streets in confonnance with <br />all applicable City ordinances and policies. The names and number shall <br />comply with the County Uniform Street Naming and Property Numbering <br />System, with the following exceptions: <br />i. Unless a newly proposed street directly extends from an existing street, <br />no street name that already exists in the City or its environs shall be used, <br />regardless if it is on the same giid as another street. <br />a. North-south avenues shall follow the grid system, increasing <br />alphabetically from east to west, but must use different names. <br />b. East-west streets shall follow the grid numbering system as <br />appropriate, but a different suffix such as Lane, Place, Way, etc. or a <br />different prefix such as Upper or Lower shall be used. <br />ii. The names of deflecting sh·eets shall not vary; names of continual streets <br />shall not change, even if the street changes direction, unless an <br />intersection exists. <br />13
