Review of the CONDITIONAL USE PERMIT AND ZONING MAP AMENDMENT. (Arbor Glen Senior
Living, LLC)
Per my review of the Concept Drawings, following is a list of items to be addressed moving forward:
• Meet our standards pertaining to fire hydrant location and spacing. Final locations approved by AHJ
(Fire Chief). Preliminary review of plans indicates additional at the end of service road at garage
entrance, as well as additional to meet code for commercial.
• Need to review location of hydrants on Lake Elmo Ave. to ensure proper coverage.
• Meet our standards on road widths.
• Fire access roads shall comply with MN State Fire Code as it pertains to Fire Lane markings,width and
access distance to all points of building exterior.
• Proper marking and locations of Fire Lanes,painted curbs and signage.
• Proper turning radius's/access for emergency vehicles in parking lot.
• Proper placement of dumpster enclosure,per MN State Fire Code.
• Ensure adequate clearance under entrance overhang for emergency vehicles.
• Sprinkler plan review by State of MN.
• Location of FDC approved by Fire Chief.
• Location of Lockbox approved by Fire Chief.
• Location of remote alarm annunciator panel approved by Fire Chief.
• Fire Chief approval of elevator FD Emergency Box,both location and contents.
• All applicable requirements of the MN State Fire Code.
