Variance Requests - 7982 Hill Trail North.
Setback variances from Lake Demontreville: The applicants are proposing a garage addition would be setback 67.2 feet from the Ordinary High Water Level (OHWL) of the lake - the Code
requires a minimum 100 foot setback. They also are proposing to construct an addition on the rear of the house would have a setback 59.5 feet from the OHWL of the lake.
Maximum impervious surface area variance. The property now has a 15.4 percent impervious surface coverage and the applicants are requesting to increase the impervious surface area 4
percent to 19.4 percent of the lot area. The maximum amount of impervious surface allowed by the City Code on this property is 15 percent. Thus the applicants are requesting a variance
of 4.4 percent to this City standard.
