1 <br /> <br /> STAFF REPORT <br />DATE: 01/7/2025 <br /> CONSENT <br /> <br /> <br /> <br />TO: City Council <br />FROM: Nathan Fuerst, AICP, Bolton and Menk Planning Consultant <br />AGENDA ITEM: Final Plat Extension for Landucci Construction <br />REVIEWED BY: Jason Stopa, Community Development Director <br /> Sophia Jensen, Senior City Planner <br /> <br /> <br /> <br />BACKGROUND: <br /> <br />The City Council adopted Resolution 2023-076 approving the request of Landucci Construction for the <br />Prairie Sky final plat and PUD on August 15, 2023. The Subdivision Ordinance requires the subdivider to <br />record the final plat within 180 days of final plat approval or the final plat becomes void unless extended <br />and approved by the Council. The Applicant, Landucci Construction, initially made one request for an <br />extension of the final plat recording deadline to February 11, 2025. <br /> <br />The requirement to record the final plat coincides with the payment of cash fees and a letter of credit with <br />the City. In order to align the timing of those requirements with the development’s timeline for work to <br />begin on site, the Applicant has requested a second extension until June 11, 2025. <br /> <br />ISSUE BEFORE THE CITY COUNCIL: <br /> <br />The City Council is being requested to consider whether to extend deadline to record the final plat until <br />June 11, 2025. <br /> <br />PROPOSAL DETAILS/ANALYSIS: <br /> <br />Landucci Construction is requesting an extension to work through final outstanding issues related to <br />engineering comments and financing. <br /> <br />FISCAL IMPACT <br />None. <br />OPTIONS <br />The City Council should consider the following options: <br />1) To extend the deadline to record the final plat to June 11, 2025. <br />2) To extend the deadline for a shorter period of time. <br />3) To reject the final plat recording deadline extension request.
