CITY OF LAKE ELMO <br />WASHINGTON COUNTY <br />STATE OF MINNESOTA <br />RESOLUTION NO. 2025-067 <br />RESOLUTIONAPPROVING THE INWOOD TOWNHOMES IST ADDITION FINAL PLAT AND <br />PLANNED UNIT DE VEL OPMENT (PUD) <br />WHEREAS, the City of Lake Elmo is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, M/I Homes of Minneapolis/St. Paul, LLC. (the "Applicant") submitted an <br />application to the City of Lake Elmo for a final plat and planned unit development (PUD) called <br />Inwood Townhomes I't Addition, for the property legally described on the attached Exhibit A <br />(the "Property"), a copy of the final plat and PUD is on file in the City of Lake Elmo Community <br />Development Department; and <br />WHEREAS, the final plat is for Inwood Townhomes 1" Addition, which will include 54 single <br />family attached residential lots in addition to two common lots and nine outlots; and <br />WHEREAS, the final plat is further depicted on Exhibit B attached hereto; and <br />WHEREAS, the applications for Final Plat and PUD were not found by the city to be <br />complete until September 0' 2025; and <br />WHEREAS, the City Council considered the final plat at its October 7th 2025, meeting <br />and hereby makes the following findings of fact: <br />1. That all the requirements of City Code Section 103.00.100 related to the Final Plans and <br />Final Plat have been met by the Applicant. <br />2. That the Inwood Townhomes 1st Addition Final Plat and PUD Plan consists of 54 <br />townhome lots. <br />3. That the Inwood Townhomes Pt Addition Final Plat, PUD, and Easement Vacation is <br />generally consistent with the Preliminary Plat and PUD Plans as approved by the City of <br />Lake Elmo on June 17'h 2025. <br />4. That the Inwood Townhomes l't Addition Final Plat, PUD, and Easement Vacation Plans <br />are consistent with the intent of the 2040 Lake Elmo Comprehensive Plan and the 2040 <br />Land Use Map for this area. <br />5. That the Inwood Townhomes l't Addition Final Plat, PUD, and Easement Vacation Plan <br />complies with the general intent of the High Density Residential (HDR) zoning district <br />with PUDmodifications. <br />6. That the Inwood Townhomes 1st Addition Final Plat, PUD, and Easement Vacation Plan <br />generally complies with the Lake Elmo Design Guidelines and Standards Manual. <br />7. That the Inwood Townhomes 1st Addition Final Plat, PUD, and Easement Vacation <br />generally complies with the City's Subdivision regulations. <br />
