CITY OF LAKE ELMO <br />COUNTY OF WASHINGTON <br />STATE OF MINNESOTA <br />ORDINANCE NO.2025-12 <br />AN ORDINANCE AMENDING CHAPTER 105 OF THE LAKE ELMO CITY <br />CODE OF ORDINANCESBY REZONING ALL PROPERTY ASSOCIATED <br />WITH THE INWOOD TOWNHOMES DEVELOPMENT FROM HDR <br />(HIGH DENSITY RESIDENTIAL) TO HDR PUD (HIGH DENSITY <br />RESIDENTIAL PLANNED UNIT DEVELOPMENT) <br />SECTION 1. Zoning Map Amendment. The following property is hereby rezoned from HDR — High Density <br />Residential HDR-PUD — High Density Residential Planned Unit Development: <br />Abstract Property <br />Outlot A, Inwood, Washington County, Minnesota. <br />Outlot B, Inwood Sixth Addition, Washington County, Minnesota. <br />Torrens Certificate No. 81980 <br />Outlot N, Inwood, according to the plat thereof on file and of record in the office of the Registrar of <br />Titles in and for Washington County, Minnesota. <br />Torrens Certificate No. 81980 <br />Outlot P, Inwood, according to the plat thereof on file and of record in the office of the Registrar of <br />Titles in and for Washington County, Minnesota. <br />SECTION 2. PUD District Regulations. Permitted uses and regulations acceptable to the PUD are hereby <br />established as follows: <br />1. Principal Uses: <br />a. Principal uses on the property shall be limited to Single Family Attached and Multifamily <br />Residential for all of the property as legally described in Section 1, above. <br />2. Accessory Uses: <br />a. Accessory uses shall be incidental to the principal use of this property as described in Section <br />1, above. <br />3. Lot Dimension and Building Bulk Standards: <br />a. Minimum Lot Size for the multifamily building on Lot 1, Block 1, at 1608 square feet per unit. <br />b. Maximum Impervious Surface for Single Family Attached Lots on Blocks 1-6, is limited to a <br />maximum of 84% per lot. <br />c. Front Yard Setbacks for Single Family Attached Lots on Blocks 1-6, must be a minimum of 9 <br />feet. <br />d. Rear Yard Setbacks for Single Family Attached Lots on Blocks I-6, must be a minimum of 5 <br />feet from overhanging decks, and 11 feet to buildings. <br />e. Minimum Setbacks for Single Family Attached Lots on Blocks 1, 2, 4 and 6 from the public <br />street as detailed on the approved preliminary plat for Inwood Townhomes. <br />4. Design Standards: <br />a.. Single Family Attached Lots on Blocks 3 and 5 not fronting a public street are permitted. <br />b. Boulevard tree spacing at intervals greater than 50 feet along private drives except for the <br />segment of a private drive between Blocks 3 and 5. <br />c. Driveway spacing at a minimum of 5 feet. <br />5. Other Standards — Other standards including but not limited to bulk and design standards shall be those <br />
