CITY OF LAKE ELMO
WASHINGTON COUNTY, MINNESOTA
A RESOLUTION APPROVING THE FINAL PLAT OF FOX FIRE MANOR
WHEREAS, the City Council of the City of Lake Elmo..has
previously considered and approved the preliminary plat of
Fox Fire Manor; and
WHEREAS, the Lake Elmo Planning Commission reviewed a
final plat for Fox Fire Manor at its June 24, 1991 meeting;
and
WHEREAS, the final plat of Fox Fire Manor presented to
the City conforms to the City's subdivision ordinance.
NOW, THEREFORE BE IT RESOLVED that the City Council of
the City of Lake Elmo does hereby approve and accept the
final plat of Fox Fire Manor as the same as on file with the
City Administrator, subject to the following conditions:
1. The developer and the City shall execute a
developer's agreement and developer shall
deposit such security with the City in the
amount as determined by the City Engineer,
and in a form as approved by the City Attorney.
2. The developer shall pay to the City of Lake Elmo
Park Dedication fees in the amount of $11,500.
3. The developer shall provide a current title binder
for Fox Fire Manor and Rolling Hills to the City
Attorney for review and approval.
4. The developer shall provide a legal description for
the outlet road from Fox Fire Manor to Keats
Avenue to the City Attorney so an easement can
be prepared, and said easement should be signed
by all record owners or parties who have a
mortgagee's interest.
5. The developer will revise the plans and
specifications for the road improvements in order
to comply with the City's new road construction
standard.
6. Developer will comply with all requirements set
forth in Valley Branch Watershed Permit.
BE IT FURTHER RESOLVED, that the Final Plat shall not
be executed by the city until the above conditions have been
satisfied.
Adopted by the Lake Elmo City Council this 2nd day of
June, 1992.
