A RESOLUTION GRANTING A CONDITIONAL USE PERNUT TO WALT PECHAN,
COUNTRYSIDE WOOD PRODUCTS
WHEREAS, the Lake Elmo Planning Commission held a public hearing on this request on July
8, 1996, as required by City Ordinance;
NOW, BE IT FURTHER RESOLVED, that a Conditional Use Permit is granted to Walter
Pechan, for the operation of Countryside Wood Products subject to the Permittee's compliance with the
following conditions:
1. There shall be no outside storage of materials;
2. If any trash is to be located outside the building, it shall be screened from view in a structure
with materials to match the building;
3. The building inspector shall review a prepared list of any hazardous materials used for the
woodworking process, storage of those materials, and a disposal plan. These shall meet all
PCA standards;
4. The City shall receive a permit from the Valley Branch Watershed District prior to issuance
of a building permit. (Completed);
5. A grading and excavating plan shall be reviewed and approved by the City Engineer prior to
the issuance of a building permit. This plan should indicate all erosion control measures to be
taken during construction;
6. All comments and recommendations made by the City Engineer in his memos of May S,
1997 and .Tune 7, 1996 shall be made part of these conditions. Specifically, an updated plan
for the outlet pipe from the storm water pond on the southeast corner of the property;
7. Additional landscaping/a hedge shall be added along the north parking lot;
8. The adjacent property owner, Charles Anderson and Don Tauer shall grant a drainage
easement for the outlet pipe on the northeast section of the property. This easement shall be
fled with the City;
9. Any lighting shall meet the lighting ordinance regulations;
10. All conditions of the MnDOT drainage permit dated 5/29/97 shall be made as part of these
conditions;
11. Any signage shall be consistent with the sign regulations;
12. Inside storage is not allowed.
