TO THE EAST OAKDALE TOWN BOARD
I talked with Carl Dale regarding the request of William J. Dale to rezone
the Abresch farm (intersection of 694 and the new 212) to commercial or
light industry zoning. Carl Dale had a variety of comments which I will
tabulate below,
1) The fact that the highway department has not yet settled its details (and
according to past practice will not necessarily settle them until the road is
actually constructed) is a pretty good argument for not zoning now. Any
filling station which would attempt to locate on one of the corners would
have difficulty giving us an exact plan of what they would be intending to do
without exact knowledge of the highway layout.
2) Carl Dale says that at least two people have been in to see him, one lately
and one last winter regarding the possibility of putting filling stations on corners
of this intersection. Carl says that corners of this type sell for $35,000 apiece
for filling station use and it is likely that Mr, William Dale might wish to sell
as many corners as possible for filling station use at this price, We should
consider the possibility of limiting Mr. Dale to one filling station on this total
inte r section.
3) Regarding the northwest corner of the intersection on which the highway
department is reported to be putting a garage, we should not rezone now and
should in fact request plans from the highway department as to how they intend
to.developthis corner.
4) Regarding the northeast corner, Mr. Wm. Dale says he has no immediate
intention to use this corner so we should not rezone now.
5) Regarding the southwest corner, Mr. Dale says he will ultimately build
a warehouse next to the tracks, but there is no urgency for this corner.
6) Regarding the southeast corner, Mr. Wm. Dale says he now has a customer
who desires to build a filling station. Carl Dale says we should require a plan
showing the traffic pattern, architecture, and the like before we rezone,
7) If we rezone any or all of these corners or part corners we should not
rezone to ordinary commercial use, but should rezone to permit commercial
use if a special use permit is granted by the Town Board. This permits the
Town Board to reject any filling station or warehouse or other structure that
doesn't do justice to the location, architecturally or otherwise,
8) The Town Board could decide at the time of rezoning that only one filling
station could go on this corner and Wm. Dale would then have to find other
occupants for the other corners.
9) The intersection of Highway 100 with 212 is an example of the mess we
can get, if we permit Wm. Dale to sell out to the first high bidders.
