The meeting
convened at 7:20 p.m. at the White Hat Restaurant.
ROLL CALL• Lyall, Nazarian, Lundquist and Dreher (7:45)
Absent: Excused Moe, Mazara, Prince, Gifford and Michels.
Halden and Forsblad resigned. Administrator Whittaker also
attended.
1. MINUTES: Deferred until February 8, 1982.
2. OLD BUSINESS:
A. Truck Repair as permitted in GB with conditions -
The Commission discussed the Council recommendation that
Truck Repair be a permitted use rather -than a conditional
use, requiring a CUP, in GB with the conditions prescribed
by the Planning Commission in their previous motion of
January 11. The Commission agreed with the Council's
recommendation and suggested the amendment be included
with the Code amendments.
B. Bruce Hill Minor Subdivision -
Whittaker reported on the Council's concern about the future
right-of-way for County 13, as indicated in the Comp Plan.
Whittaker reported that Mr. Hill agreed to dedicate the
necessary right-of-way along the powerline.

Whittaker reported on the Council's comments and positions on
nominal 10's and 40's.
--Lundquist - wording in the Code provides for pro -rating lot
size on a total acreage basis. eg. from Code "A tract of
land consisting of 101 acres, might qualify for 3 dwelling units".
--Whittaker - this is not true in the 10 acre zone - only ag.
--Lundquist - unreasonable to consider 1200 acres as a unit.
Each parcel should be considered individually.
Commission had no contrary reaction to the nominal 1l0's and 40's
They do not see this as creating a problem for the City, nor do
they fell there will be a rush to plat 10 acre parcels.
D. Street Lights - No report.
E. Code Amendments -
The Commission started review of the Code Amendments, per the
Administrator's Memo of January 11; 1982 "Amendments to 1979
Code - Zoning and Subdivision Ordinance".
The following amendments were considered:
Sec. 301.040 Definition of AG building
Sec. 301.070 D.1.b.(5) products related to Ag
Sec. 301.130 C.14 number of permitted Ag buildings per acre
Sec. 301.060 D.4. allowing Administrator to call hearings
Sec. 301.060 D,10.provision for CUP renewals without hearing and
Commission action.
The Commission will submit a recommendation for Council consideration
when all the amendments have been reviewed.
