i. site plan drawn to scale showing the location of the driveway or <br />parking pad with respect to property lines; <br />ii. depth of excavation; <br />iiis type and volume of subsurface materials; <br />iv. locations of overflow drainage outlets; <br />v. connections to public and/or private stormwater systems; and <br />vit surface materials. <br />Surface materials which are susceptible to washing away or disintegrating <br />will not be approved by the City Engineer. These materials include, but are <br />not limited to, gravel, rocks, and sand. The applicant shall be responsible for <br />all costs associated with the City Engineer's review of the plans required <br />under this section. <br />B. Driveway Width: <br />1. Conununity Business (B-1), Neighborhood Business (B-2), and Industrial (I-1) <br />Zones: Driveway widths, on site and at the curb cut, shall not exceed 36 feet. <br />2. Multiple Residential (R-3) Zones: Driveway widths, on site and at the curb cut, <br />shall not exceed 30 feet. <br />3. Suburban Residential (R-1) And Urban Residential (R-2) Zones: Driveway <br />widths, on site and at the curb cut, shall not exceed 24 feet. <br />C. Driveway Length: All street -accessed driveways shall extend a minimum of 20 feet <br />beyond the back edge of the right -of --way apron and provide access for vehicles to a <br />parking space or spaces, carport, garage, dwelling or other structure toward the side <br />or rear of the property. Parking shall not be allowed in the public right -of --way. <br />D. Distance Between Driveways: The minimum distance between curbs of driveways <br />shall be 10 feet in any R-2 and R-3 district, and 20 feet in any <br />district. <br />E. Distance from Intersection: No driveways or curb cut shall be less than 20 feet from <br />any street intersection, except that in Industrial (I-1) Zones, the minimum distance <br />shall be 50 feet. <br />F. Driveway Angle: The minimum driveways angle from atwo-way access -shall be 90 <br />degrees. The minimum driveways angle from aone-way street shall be 30 degrees. <br />G. Setback: Driveways in any R-2, R-3, 13-1, 13-2, and I-1 district, except driveways <br />which are shared by two or more adjacent property owners, shall not be located <br />within five feet of any side or rear lot line. In the R-1 district, there is no setback <br />requirement for driveways from the side yard lot line. Property owners must provide <br />4 <br />LA135-3-722637.v2 <br />
