It took longer to <br />complete than we had hoped but we now know there is little by way of toxins on the site that <br />would prevent its ultimate redevelopment. <br />In the interim, the Council needs to decide on the best use for the property. During the early <br />conversations about purchasing the building, the Council discussed whether to tear the <br />building down if it was acquired or to use it. The environmental assessment provided by the <br />EPA grant identified the items that would need to be removed prior to demolition, such as <br />the fluorescent lights, the thermostat, and the chimney with the asbestos grout. I have been <br />told that a demolition is in the neighborhood of $10,000 but I have not substantiated that <br />number with a contractor. <br />During those discussions, we also talked about the City's lack of storage space in the current <br />public works garage and thefts from the equipment stored outside. The City can use the sta- <br />tion for the storage of the trucks, mowers, skid loader attachments, and the sewer j etter (if it <br />is heated). Storage would also help them stay in good repair longer. <br />I asked Dave and Joe to attend this meeting and prepare a summary of the items to be re- <br />paired or improved if it is to be used for storage. They provided the following list: <br />• Powerwash the stucco to remove the loose paint <br />• Paint the building <br />• Repair trim and molding on the office window <br />• Remove siding on the south exterior wall <br />• Repair parts of the exterior wall <br />They expect this to cost approximately $2,000. If the building is kept for the long term, they <br />can evaluate whether to insulate the walls and heat the building. <br />Corval is also requesting the City construct a retaining behind the building. Staff will dis- <br />cuss in further detail during the meeting. <br />Ultimately, the purpose of the meeting is to discuss the best options for the future use of the <br />site. If anyone wants to see the building in advance, please let me know. <br />
