<br />. <br /> <br />. <br /> <br />. <br /> <br />Ordinance 692 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />AN ORDINANCE AMENDING CHAPTER 1006.03 OF THE MOUNDS VIEW CITY <br />CODE PERTAINING TO DEVELOPOMENT CONTROLS <br /> <br />The CITY OF MOUNNDS VIEW ORDAINS: <br /> <br />SECTION 1: Section 1006.06 of the Mound View Zoning Code is hereby <br />amended with the proposed additions underlined and the proposed deletions struck <br />Gill, to read as follows: <br /> <br />1006.06, Subd. 2 <br /> <br />Application of Development Controls: All proposed industrial, commercial and <br />rosidonti31 developments and oxpansions of existing bcilitios, excopt <br />developments where public utilities and streots have previously been installed <br />and the erection of no more than two (2) dotached single family d'Nellings are <br />planned, must be revie'lNed by the City Planning and Zoning Commission and <br />approved by the City Council as conforming to this Section. The term <br />"development", as used herein, shall mean all construction, public and private <br />improvement, expansion or alteration of bcilitios and land 'Nithin the City, <br /> <br />All new construction and expansions of existina construction shall be <br />reviewed bv the Plannina and Zonina Commission and approved bv the <br />City Council as conformina to this Section. except as follows: <br /> <br />a. Sinale or Two-Familv dwellina units. <br />b. Accessory structures that meet the requirements of the applicable <br />zonina district. <br />c. Construction activity that increases the aross square footaae of the <br />principal buildina bv less than ten percent (10%). provided the area <br />of expansion does not exceed 10.000 square feet. <br /> <br />1006.06, Subd. 4: Development Contract <br /> <br />A development contract which sets forth all of the terms, conditions, <br />requirements, agreements, guarantees and plans for the orderly development of <br />said land shall be entered into between the developer and the Municipality prior <br />to the final approval of any subdivision, rezoning, spocial use pormits, license or <br />any building permits required for tho construction, alteration, expansion or <br />improvement of said land. or proiect that Qualifies for a Development <br />Review. as determined bv Subd. 2 of this Section. This requirement may be <br />waived bV the City Council in the event no public improvements are <br />planned or proposed. <br /> <br />SECTION 2, This Ordinance becomes effective thirty (30) days after its <br />publication in the official City newspaper, <br />
