He explained <br />very little grading would be required, as the land <br />is so high already. <br />Director Thatcher reviewed the plat map, showing the <br />proposed layout of the lots and access. He stated <br />the Planning Commission had reviewed the preliminary <br />plat and they recommend approval. He added the site <br />is not in the flood plain or wetland. <br />Mayor Linke asked if the holding pond would hold water <br />at times other than heavy rains. <br />Director Thatcher replied that it would not, that the <br />water would drain out rapidly, since this is high, <br />dry ground. <br />Mayor Linke expressed concern with the direction of <br />the flow for some of the lots. <br />Director Thatcher explained the grading plan is not <br />being approved at this time, and it will be submitted <br />at a later date. <br />Councilmember Haake stated s:ie was concerned about the <br />existing homes with the long back yards. She added <br />she understands they were all contacted, and she wants <br />to make sure they understand they will be land locked <br />with this development. She added she feels R -1 is very <br />desirable for this area, and it will be a benefit to <br />have the land back on the tax rolls. <br />Duane McCarty asked if the fuel tanks had been removed <br />from underground yet. <br />Mr. Cook replied they had been removed. <br />Director Thatcher stated the developer would like to build <br />on the lots fronting Red Oak and Sherwood as soon as <br />possible, as all the services are in there and the lots <br />are ready to go. He added the interior lots, on the <br />cul -de -sac would be developed next spring. <br />Arnold Knapp asked if Mr. Cook would be building on all <br />the lots or selling them off. <br />Mr. Cook replied he will be selling to other realtors, <br />with plan approval. He added that the cost of the lots <br />will dictate the types of homes that will be built. <br />Bill Frits, 8072 Long Lake Road, asked what would happen <br />to the fence that is still there from when the school <br />was there. <br />Mr. Cook replied he would like to see the fence remain, <br />but it has been his experience with other school <br />
