Resolution 7757 <br /> Page 2 <br /> WHEREAS, in accordance with Section 1204.04, Subd. 4, the subdivision is <br /> subject to a park dedication fee that would be equivalent to 10% of the Ramsey County <br /> assessed land value of the project area and a County Road 10 Trail Contribution; and, <br /> WHEREAS, the grading and drainage plan has been reviewed and approved by <br /> the City Engineering consultant; and, <br /> WHEREAS, the Mounds View City Council has reviewed the following <br /> documents about this proposal: <br /> 1. Final Plat, dated March 21, 2011 <br /> 2. Comprehensive Plan Future Land Use Map <br /> 3. Site Plan, dated August 4, 2010 <br /> 4. Grading, Utility Landscape Plans, dated August 4, 2010 <br /> 5. Developers Agreement <br /> WHEREAS, on August 9, 2010, the Mounds View City Council held a duly <br /> noticed public hearing about this development and major subdivision and passed <br /> Resolution 7655 that approved the "Coventry Senior Living of Mounds View" preliminary <br /> plat and development review; and, <br /> WHEREAS, the City attorney and Public Works Staff have reviewed the final plat <br /> and they find it to be in conformance with all applicable sections of the Mounds View <br /> City Code, subject to the conditions and requirements contained in this Resolution; and, <br /> WHEREAS, the Mounds View City Council has reviewed the proposed final plat <br /> for the "Coventry Senior Living of Mounds View" subdivision, and finds it consistent with <br /> the preliminary plat, in conformance with Resolution 7655, and with all applicable <br /> sections of the Mounds View City Code, subject to the conditions and requirements <br /> contained in this Resolution. <br /> NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council, having <br /> already approved the preliminary plat, approves the final plat and Developers Agreement for <br /> the "Coventry Senior Living of Mounds View" subdivision, subject to stipulations as follows: <br /> 1. Coventry Senior Living must receive final City Council approvals for rezoning the <br /> development area and easement vacations before starting any work on the <br /> project site. <br /> 2. Before the City issues any permits, Coventry Senior Living shall pay to the City a <br /> park dedication fee of $69,300 and a County Road 10 Trail Contribution in the <br /> amount of $8,260. <br />
