February 14, 1977 Page 4 <br />Mr. Gross stated that his property borders the gas station and he <br />does not want any more Commercial in that area. He explained that <br />his yard is always full of rocks because of the commercial use there <br />now. <br />Roy Droel, 8080 c roveland,' stated that he would also oppose having a <br />commercial use there. <br />John Wells, 8020 Grovel and, stated that he can hear the loud speaking <br />system from the gas station all night and he is also opposed to <br />commercial in that area. <br />Fred Jones, one of the property owners with Ron Anderton, asked if the <br />property owners would petition to put the road in now. He stated that <br />they would be willing. <br />Mrs. Chestek stated that after her husband retires they will have to <br />sell. Between now and the next two or three years they would be <br />willing to see the road go through. <br />Mr. Jones stated that if the neighbors are Willing to let the land <br />develop from the back, then sir. Jackson should be able to develop from <br />the front. <br />An unidentified man stated that he is representing his father who <br />owns the house by the gas station. He stated that it is unrealistic <br />to think that there can be a residential area along Highway 10 because <br />of the noise. A light commercial area would be better and would border <br />the land behind it. <br />Councilmember Baumgartner stated that the Council should keep the <br />Knollwood Drive issue in mind. He asked if Ir. Jackson had a commit- <br />ment on the office building. Mr. Jackson stated that they would put <br />the building up themselves. The proposal is for a two story building <br />with one -half a story in the ground. <br />Mayor Pickar stated that the comprehensive plan shows this area to <br />be residential. Maybe if the road was put in and Mr. Jackson split <br />his property, the land could be developed from both sides. The property <br />towards Mrs. Chestek could be residential and the part towards the <br />road could be B -2. <br />Mrs. Dahl i n, 2949 Highway 10, asked if the proposed road would be taxed <br />from both ends. Mayor Pickar stated it would. <br />Councilmember Paumgartner stated that with the comprehensive plan and <br />the comments from the Planning Commission, he would be against the <br />rezoning. Councilmember Baumgartner stated that once Highway 10 is <br />extended north of "founds View, it will be a less used road and the <br />speed would be reduced. Once this occurs the noise on Highway 10 <br />would be reduced. <br />
