The City has since received notification that the Rosenquists <br />have sold part of that land to create a code conforming lot. <br />Councilmember Baumgartner reported that the consensus of the Planning Commission <br />was that Block 1, Lot 4 was owned by a party other than the developer, and thus <br />recommended approval of the plat contingent upon a written letter of approval from <br />the owner of Lot 4. <br />Administrator Achen stated he was not sure how many houses the developer planned to <br />put on the property and that he may subdivide in the future. <br />Councilmember Rowley questioned if the shed on the property line of Lot 1, Block 1 <br />would be removed. Administrator Achen replied that it will become part of the develop- <br />ment agreement, that it will be moved or removed to meet setback requirements. <br />Mrs. Dumas, 8360 Pleasant View stated that the letter she had received from the City <br />had stated there were eight lots but that she only saw seven. Engineer Hubbard pointed <br />out on the plat where the eight lots were. <br />Councilmember Ziebarth questioned Lot 2 as it had the proper frontage but became narrow <br />in back. Councilmember Baumgartner replied that it has adequate square footage to meet <br />the requirements. <br />Councilmember Ziebarth pointed out that Lot 4 frontage is 151', which would not be large <br />enough to make two lots. Councilmember Baumgartner replied that that is where the <br />Rosenquist home is located. Administrator Achen added that the Council approved the <br />Rosenquist addition in 1976 and those lines are in position now. <br />MSP ( Pickar- Hodges) to approved the revised plat as recommended by the Planning Commission <br />on February 23, as discussed in the Planning Commission minutes, and to add to the <br />motion that the removal of the shed on Lot 1, Block 1 be part of the development <br />agreement. 5 ayes <br />Councilmember Rowley requested that Staff give the Council a memo stating what will <br />be included in the development agreement before approval of the final plat. <br />Mayor Pickar closed the public hearing and reopened the general meeting. <br />MINOR SUBDIVISION OF 8100 GROVELAND ROAD <br />Ken Sjodin presented a drawing of the property in question. He stated that the <br />Planning Commission has recommended approval of a minor lot split to create two <br />772' x 200' lots fronting Groveland Road. The assessments are in and paid for <br />on Groveland. Mr. Sjodin added that if the Knollwood extension is brought down from <br />Arden, he will further subdivide his property to the rear. He stated that he has <br />torn down the old house that was on the property, and that the land in question which <br />he would like to subdivide is high land. <br />Mr. Sjodin stated that he will be willing to sign an agreement stating that he will <br />not draw any building permits for the one lot until the City makes a decision on <br />how Knollwood will go in. <br />Mayor Pickar asked if Mr. Sjodin was interested in having the City circulate a petition <br />for getting Knollwood extended. Mr. Sjodin replied yes. <br />
