� � ^ . � _ _ _._ i F <br />- °x_.___.:= - - =' " � <br />_ : _ <br />MOUNDS VIEW PLANNING CONIlVIISSION <br />RESOLUTIGN NO. 538-98 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF l�'IINNTSOTA <br />A RESOLUTION RECOMIV�NDING A,PPROVAL OF ORDINANCE 614, .AN <br />ORDINANCE APPROVING THE REZONING OF PROPERTIES LOCATED AT <br />2625 HIGHWAY 10 AND 7715-7761 EASTWOOD ROAD FROM R-3, MEDIUM <br />DENSITY RESIDENTIAL, AND R-1, SINGLE FAIVIILY RESIDENTIAL, <br />TO B-2, LIlVIITED BUSINESS DISTRICT; <br />PLANNING CASE NO. 507-97. <br />WHEREAS, TOLD Development Company has applied for a rezoning of the properties <br />located at 2625 Highway 10 and 7715-7761 Eastwood Road from residential to commercial; and, <br />WHEREAS, the subject properties are described as follows: <br />The Soutl: '/ of Lot Sl, All of Lot S0, Lot 49 and Lot 78, <br />�'pring Lake Parlc Hzllview, Ramsey County, Mannesota <br />WHEREAS, this rezoning request is to be acted on in tandem with a comprehensive plan <br />amendment requested by the applicant which changes the land use designations from Low and <br />High Density Residential (LD & HD) to Neighborhood Commercial (NC); and, <br />VVHEREAS, the rezoning request would be consistent with the comprehensive plan if the <br />comprehensive plan amendment request is approved by the Mounds View City Council; and, <br />VVHEREAS, the subject properties form a contiguous tract of land at the northeast corner <br />of the Highway 10 and County Road I, an intersection having the highest traffic counts of any <br />intersection within the City; and, <br />WI�REAS, the other three corners of this above-cited intersection have already developed <br />with high intensity commercial uses; and, <br />WI�REAS, allowed uses in a limited business distrcit would be low-intensity commercial, <br />which would serve as a transition into the establisherl residenrial nei ghborhood; and, <br />WHEREAS, a use of this type should serve as a benefit to the immediate area; and, <br />WHEREAS, the developer has indicated that the proposed use would fill a need for a <br />growing demographic group within the immediate area; and, <br />
