Requirements have been inciuded to insure high quality archiCectural deszgn and <br />coordinated signage. The substantial wetlat�d on the properiy will be preserved, and consideration <br />will be giv�n to pr�serving the tree cover on this parcei outside of development areas wherever <br />possible. <br />�IHEREAS, the Pianning Commission finds that this proposal meets the general <br />requirements and standaz°ds for Planned Unit Deveiopments {Section 1120.a2) through the <br />stipulations established in Exhibit 1 to this resolution. <br />W�IEREA�, the Planning Commission fznds thaC this proposal meets the special <br />requirements and standards for commercial PUDs (Seciion 1120.Q3 Subd. 2) as follows; <br />Minimum Project Size <br />IVlinimum Street Frontage <br />Mi�umum Property Width <br />Rec�uired Provided <br />S acres 26.03 acres <br />2�0 feet 1690 feet <br />200 feet I280 feet <br />WHEREAS, the Planning Commissian has found that the proposed PUD development <br />stage plan is generaily consistent with the approved PUD generai concept glan; and, <br />WHEREAS, the Planning Commission has found that the proposed PUD development <br />stage plan meets the review and evaIuation criteria found in 1120.04, �ubdivision 3f.af tlae <br />Mounds View Municipai Code. <br />N�W, THEREFORE BE IT RESOLVED, that the Ivtounds �Iiew Plazuung Commission <br />does hereby recommend thaC the City Council approve a PUD development stage pla� dated <br />3-6-9�, for the 4'Neil properry, 2430 Highway 10, and as described zn ExY�ibit 1, attached hereto <br />and iricorporated herein by thzs reference, and subject to the following stipulations: <br />1 <br />� <br />3 <br />That the Iandscape plan should be amended to inco�porate fihe changes suggesteci by the <br />City Forester in his 3-31-98 memorandum. A final Iandscape plan should be submitted <br />for approval by the City Forester. <br />That the site plan be amended io ir�corporate the changes suggested by S��I in the <br />memorandum dated 3-31-98 and the comments from the Fire Marshal. The site plan <br />submitied for PUD final plan approval should include the chan��s. <br />The d�°ainage/utilities plan should be amended to eliminate the City storm sewer systerrt <br />on the property as per the memorandum from Rocicy Keehri dated 4-13-9$.
