5. The Project will be developed with minimal changes to the approved PUD Plan for senior <br />housing. <br />6. The Project does not propose to fill wetland or floodplain areas. <br />7. The Project can be developed within the capacity of existing roadways and utilities. <br />8. Regional and local policies support the development of a range of housing options. <br />9. The Project will be developed in a campus like setting coordinating access, landscaping, open <br />space and other elements with the adjoining commercial, office, and retail development now <br />in the planning or development stages within the PUD. <br />In summary, the plans for the Project have been designed to complement nearby commercial and <br />retail uses. There is no fill or grading proposed for wetland areas. Multi family senior housing is <br />proposed in an area that is best suited for such development. The development directly satisfies <br />the goals and objectives of the City with regard to protection of wetlands and surrounding open <br />space. <br />10. <br />
