Peterson Minor Subdivision <br />3025 County Road H <br />Planning Case No. 527 -98 <br />June 17, 1998 <br />Page 2 <br />neighbor to the east, Mr. Steve Borden, residing at 3009 County Road H. With the additional Id <br />feet, the remaining property, at 11,000 sf, would meet the minimum requirements. This will be <br />accomplished by means of a simple deeded land transfer between the two property owners. <br />Issues: <br />The proposed legal descriptions and certificate of survey have been reviewed by the City's <br />Engineering Technician, who finds them in compliance with City standards in the proper form for <br />recording. Staff has sent a copy of the certificate of survey to the City Attorney for his comments <br />and to arrange for the drafting of an easement document to convey the drainage and utility <br />easements shown on the survey. <br />The only issue that exists with regard to this request is the park dedication requirement as stated <br />in Section 1204.02 of the Municipal Code. It states that for all subdivisions of less than one acre, <br />a five percent (5 %) park dedication fee is required to be paid before the subdivision can be <br />approved. According to the Ramsey County assessor's records, this property is valued at <br />$29,700. Five percent of that would amount to $ 1,485. Subdivision 3 of this Section, however, <br />allows for the exclusion of the land under the existing home remaining after the subdivision. <br />With this exclusion, the dedication requirement would be reduced to $825. <br />Recommendation: <br />Approve Resolution 549 -98, a resolution recommending to the City Council approval of this <br />minor subdivision subject to stipulations. <br />James Ericson, Planning Associate <br />N; IDATAIGROUPSICONIDEV IDEVCASES1527- 981PETERSON.PC 1 <br />
