North Metro I -35W Corridor Coalition <br />Land Use Designations <br />(Draft Definitions as of 12/23/97) <br />Following are the draft Land Use designations, definitions, notes, and samples developed by the North <br />Metro I -35W Corridor Coalition's Land Use Subcommittee. Some rewording of definitions, notes, and <br />samples may occur before final land use designations are adopted. <br />Note, Land use designations, unless otherwise specrf eci refer to the predominant identifiable land use on a parcel or portion thereof <br />A. Agricultural <br />Definition: <br />Land used for agricultural purposes, including farming dairying, pasturage, horticulture, floriculture, <br />viticulture, and animal and poultry husbandry and accessory uses; provided that such accessory uses <br />shall be incidental to the agricultural activities.' <br />Note: <br />'Agricultural properties with a residential density of less than one unit per twenty acres may be considered Residential if a <br />majority of the land is not used for agrrculhu'al production (Hobby Farms). <br />'Some tredittanal Agricultural uses may not be considered Agricultural if they conform more closely with definitions and <br />samples for commercial or industrial land uses <br />Samples: <br />Agricultural land uses would typically include any of the following that meet the previously defined <br />criteria: <br />• Cash Grain or General Farm <br />• Timber or Forest Lands <br />• Other Agricultural Use <br />• Sod Farms <br />B. Residential <br />Definition: <br />Land containing a building or portion thereof used exclusively for residential purposes, including one- <br />family, two-family, and multiple family dwellings, but not including hotels, motels, and boarding and <br />lodging houses, nursing homes, or elderly care facilities; or open space within or related to a <br />residential developmen4 not in individually owned lots or dedicated for public use, but which is <br />designed and intended for the common use or enjoyment of the residents of the development <br />Residential land use is categorized by density (dwelling units/acre) by dividing the total nwnber of <br />units on each parcel by the parcel area.' <br />Nate: Residential properties with a density of less than one unit per twenty acres may be designated as Agricultural f a <br />majority of the land is used for agricultural production (Hobby Fans). <br />Samples: <br />Residential land uses would typically include any of the following that meet the previously defined <br />criteria: <br />• Apartments, 1 -9 Rental Units <br />• Apartments, 10 -19 Rental Units <br />• Apartments, 20-49 Rental Units <br />• Apartments, 50 or More Units <br />• Apartment Misc. Improvements <br />• Trailer or Mobile Home Park <br />B Single Family Dwelling, Platted Lot <br />• Two Family Dwelling, Platted Lot <br />• Conversion <br />
