L�— ---_--- - -_,._. , c�_ �_ t_3.� ._� <br />� <br />WRITTEN STATEMENT <br />.Describtion of PYOtios�l <br />Over the past several months, TOLD Development Company has assembled purchase agreements <br />for four contiguous single-family residential parcels along Eastwood Drive and the City owned <br />multi-family zoned, and currently vacant, parcei located at the intersection of Eastwood Drive, <br />County Road I, and Highway 10. The multi-family zoned parcel and the single-family residential <br />parcels are physically separated by Eastwood Drive. <br />The total site area of the four single-family parcels is appro:cimately 82,352 square feet. The City <br />owned parcei totals approYimately 29,100 square feet. We are requesting vacation of a portion of <br />Eastwood Drive. The area of the street that bisects the parcels is approximately 17,940 square feet. <br />The total site area is therefore, approximately 129,�00 squaxe feet. We have not yet conducted a <br />survey on the entire parcel, so this area is subject to adjustment. <br />We aze proposing a building of approximately 14,000 square feet for a single-tenant neighborhood <br />retail-oriented use. The total contemplated parking need for the project is 100 parking stalls. This <br />development contemplates a total building footprint of less than 11 % of the total site area. <br />We, therefore, request that the Comprehensive Plan for the City of Mounds View be amended on <br />these five parcels from the present single-family and multi-family desi�ation to a B2 desi,nation. <br />We concurrently request that the zoning on these five parcels also be redesignated to a B2 zonina. <br />Changes in Communitv Goals <br />We believe that this request is consistent with the community goals of creating a retail and service <br />ring road orienting tr�c away from the primary traffic arterial of Highway 10. We believe that, in <br />the wake of a recent development proposal, that was withdrawn on the City owned parcel for a <br />multi-family development, t�'�at faced substantial nei�hborhood opposition, a low-density <br />nei�hborhood oriented retail development would be more in line with the joals of the community. <br />We have atteznpted to dezn.onstrate in several public fonuns, that the proposed site plan allows for <br />
