Their overall proposal invoives adding two dinner house style restaurants, <br />expanding retail square footage and iznproving signage for Mounds View �quare. The <br />applications include: <br />Case No. 461�96: a conditional use permit to a.11ow joint parking faciiities and driveways <br />Case No. 4bZ-96: a variance request for the size and height of the shopping center <br />idenfiification sign <br />Case No. 463-96: a variance request in the parking ratios used for the shopping center <br />Staf�has prepared iwo reports to cover these three cases: one report regarding joint parking <br />facilities and driveways, and the var�ance in parking ratios; and a second report for the variance in <br />sign re�ulations. These reports are attached. <br />Ove�iev�v <br />Mounds View Square is Iocated on Highway 10 and is the targest shopping center in the City_ It <br />is a critical elernent in the Highway 10 corridor and ta the City's economy. It is importani that <br />this shopping center remain healthy. The agplicant is proposing a plan for the future expansion of <br />the shopping center, closer to its ultimafie configuration. This expansion includes removing the <br />existing Bridgeman's Iee Cream Restaurant and the Hardee's Restaurant, and replacing them with <br />larger dinner house style restaurants. The two exi§ting restaurants occupy 7500 square feet. The <br />proposed restaurants would occupy 12,040 square feet, or an increase of 6300 square feet. The <br />expansion aIso involves adding appro�mateiy 5,000 square feet of retail space next to Mario's <br />Video. <br />
