All ofihe signage has approved permigs, <br />The B-3 district ailows for 100 square feei per business occupant, and one general <br />pedestat sign not exceeding 340 square feet. Only one pedestal sign is allowed per <br />property, The current signage is within the a.11owances in the Code. The applicani is <br />proposing a second monume�t sign at the northernmost driveway onto the site �o match <br />the existing sign (100 square feet), The totai signage area would camply with the Code <br />but the use of two pedestal signs would noi comply. There may be justification for a <br />vaniance given the length of the street frontage along Highway 10 and the size of the site. <br />Par��ing <br />Subd 8 g. The following pazkuig requirements shall be met: <br />, -; <br />{1) All customer and employee parl;ing spaces shall be permanently and clearly mazked, <br />(2} For every ihree (3) emptoyees, a minimwn af two (2) employee parking spaces sha11 be <br />provided, <br />(3) A minimum of two (2} off-street parking spaces for each service stall are required. <br />The foregoing required parking spaces shall be shown and designated on the site plan. <br />The eacisting site now has 168 spaces, af which 14 are for customers and I54 are for <br />employee or cars in inventory. The proposed plan shows a total of 183 spaces, with 20 <br />for customers, 35 far employees, arid 126 for dispIay/cars in inventory. The Satum <br />dealership has 28 employees currently, with 12 more projected, for a total of 40. The <br />sales office contains approximately 3808 square feet. The parking requirement noted <br />above was added to the Zoning Code in 1996. Based on the requirement, the proposed <br />d�velopment needs 20 spaces for service and 27 spaces for errzplayees. Using the parking <br />requirements in the Chapter 1121 of the Zoning Code, 22 spaces are needed for <br />customers.� The appticant's proposal meeis the City's parking requirements, except that <br />two additional customer spaces are needed, three �andicapped spaces need to be <br />�The parking ratios in Chapte� 1 I2 i state 1 space per 1Q0 sq,ffi. of retail space and 1 space per 500 <br />sq.ft. of storage of warehouse space, Staff arrived at the requiremertt of 22 spaces for customers based on <br />applying t6e retail ratio to half of the space in the sales building (1904 sq.ft.), and agplying the �e,azehouse - <br />ratio ta the other half since the product being sold requires significant area for display. <br />
