There are no abutting residential districts, and there�ore, <br />the screening requirements do not apply. Suf�icient space far car inv�ntory has been <br />provided so it will not in#'ringe on required customer, service and employee paxking, <br />The iast criteria (Section 1104.04 5ubd. 8.i.) was added in 1996, and raises a problem. <br />The total enclosed square footage on the Saham site with the building addition is 11,600 <br />square feet. The criteria would�seem to say that only 23,200 square feet of site area could <br />be used for outdoor storage of inventory, The net area occupied by inventory on the siie <br />is appro�imafiely 25,285 square Feet. (No drive azsles have been included in this estimate, <br />only the outline ofthe parking spaces to be used for inventory.) Siaffdoes not believe <br />criteria is pra�tical for a new car dealership, and it would have precluded the development <br />of the originat Saturn cfealership. Staff needs some assistance in understanding the <br />purpose of the requirement. We would suggest that as part of the conditional use permit, <br />the area proposed by Saturn far inventory be approved. <br />Ac�essory �uatdings <br />Sub 8 j. Accessory buildings to be used soleiy for sales offices sha3i not be permitted. Such <br />accessory buildings as are pernvtted shall be constructed of the same materials as the main <br />structure. <br />The proposed building includes both a sales of�ice and service bays. No accessory <br />huildings are proposed. <br />I�Ioise <br />Subd 2 k. <br />Subd 3 n. <br />Subd 8 p. <br />Subd 8 q, <br />Provisions are made to controi and reduce noise. <br />Na music or advertisements will be allowed over paging system, <br />All provisions shall apply as included in Section 1103.01 reiating to noise within the City <br />Code. <br />Current staff is not aware of any noise problems on the existing Satum siie. The original <br />conditional use permit includes a contingency that "outside loudspeakers shall be utilized <br />for paging purposes only." ,Staff �,ould recommend that this con�ingency be carried <br />forward. <br />
