Planning Comumisszon
Planning Case No, 461-96: Mounds View Squar
October 8, 1996
Page 5
The preceding chart shows that, if the ra#ios in the Zaning Code were applied to each of
the cunent uses in Mounds View Square, the parking requirement would be 1035 paeking
spaces. Previous approvals have allowed he shopping center to operate with 477 parking
spaces in place. If it is assumed that the existing shopping cenier has adequate parking
with 477 spaces, and parlcing requirements are calculated only for the new square footage,
the totat number of parking spaces needed would be 514 spaces.
taff considers fihe ratios required by the Zoning Code to be much higher than has been
our past experience. Typical raiios foc retail space in municipal parking codes are between
4.0 and 5.0 spaces per 1000 square feet; and for storage space 1.0 spaces per 1000 square
feet. Restaurants are between 80-IQO square feet for dinner house style resiaurants.
` Staff considers the rafios required by the Zoning Code to be much higher than has been our past
experience, Ptease see the discussion in the staff report on page S-6.
z Staff has omitted a ratio for siorage, since we have used 4.5 parking spaces per 1000 for retail
space, If 4,0 parking spaces per 1000 were usec, we would recommend 1 space per 1000 square feet of
storage.
