Previous approvals have allowed �he shopping center to operate with 477 parking <br />spaces in place. If it is assumed that the existing shopping cenier has adequate parking <br />with 477 spaces, and parlcing requirements are calculated only for the new square footage, <br />the totat number of parking spaces needed would be 514 spaces. <br />�taff considers fihe ratios required by the Zoning Code to be much higher than has been <br />our past experience. Typical raiios foc retail space in municipal parking codes are between <br />4.0 and 5.0 spaces per 1000 square feet; and for storage space 1.0 spaces per 1000 square <br />feet. Restaurants are between 80-IQO square feet for dinner house style resiaurants. <br />` Staff considers the rafios required by the Zoning Code to be much higher than has been our past <br />experience, Ptease see the discussion in the staff report on page S-6. <br />z Staff has omitted a ratio for siorage, since we have used 4.5 parking spaces per 1000 for retail <br />space, If 4,0 parking spaces per 1000 were usec�, we would recommend 1 space per 1000 square feet of <br />storage. <br />
