They wili be closed on <br />Sundays. <br />Ac�ess <br />Vehicuiar access points shall create a mitiirnum of conflict witta throvgh traffic movement, <br />shalt comply with Chapter 1121 of this Title and shall be subject to the approval of the <br />Director of Public Works/City Engineer. <br />At present, there is a wide swath of asphalt where the parking lot on the site meets Spring <br />Lake Road, with no defined driveway entrance. There is a driveway from the parking lot <br />onto Highway 10. The Zoning Code limits the �width of curb cuts io 30 feet for properties <br />in the B-3 district, ��aff recommends that the driveway or�to Highway 10 be eliminated, <br />and a defined driveway entrance from Spcing Lake Road, no more than 34 feet in width, <br />be created. As is noted earlier, we are also recammending that curbing be instalied atong <br />the edge of the parking lot. When this curbing is done, it could also be used to define ihe <br />driveway entrance and the excess asphalt removeri. The grass border around the sife <br />should be extended along Spring Lake Road on either side of the defined cfriveway <br />entrance. Parking requirements for this use are at least 4 off-street parking spaces plus 2 <br />off-street parking spaces for each service stall. The site is served by utilities. Because the <br />proposai is for a business, no burden on parics or schools is aniicipated. <br />(2} The use will be sufficiently compatible or separaEed by distance or screening frorn adjacent <br />residentially zoned or used land so that eacisting homes will not be depreciated in value and <br />there will be not dekerrence to deveiopment af vacant land. <br />
