Pianning Commission
' Planning Case No. 4b8-96: Saturn Development
November 20, 1996
Page 3
The amount of signage allowed on this site will not be increased by the graniing of this
variance. The toal sign area on the site witl be 279 square feet, where 440 square feei ae
allowed. Redistribution of sign area from what would be allowed for a pylon sign to
monument-style directional signs will reduce he visual impact of signage on the site. The
applicant will be unable io provide adequate direcional signage to customers without
approval of this variance. Such signage is needed to improve safety and smooth traffic
#ow.
e. That the variance requested is the minimum variance which would alleviat the hardship.
f. The variance requested would not be materially detrimental to khe purpose af this Title or to
other property in the same zone.
The amount of signage requested, when added to the existing signage on the site, is 161
square feet less than the sign area permitted to the site. The size of the directionat signs ir
modest in comparison to the scale of the sit and the Iength of the frontages. The use of
directionai signae, as opposed to a larger pyion sign, will make the signage on the sifie
more functional.
Stff Reeorarnendaiioi'e Favorable to granting fihe variance based on the fact that the
iotal amouni of signage on the site is less than altowed by the Code, and fhe size of and
activities on the site require addifiionaI directional signage for customers to insure safety
and smooth traffic flow. •
cc:
J'im Price, Saturn Development, P.O.
