Ai that meeting, it was clarified that the amendenent to the conditiona] use <br />per•mit pertains onty to the land at 2395 Highway 10 being added to the Sat�arn site, and <br />therefore the criteria regarding the square footage in building area in comparison io the <br />square footage in ouidoor storage fbr inventory should be applied to that portion of the <br />site. It was also clarifted how the requirement far 10% of the site in landscaped <br />greenspace is calculated. These issues are discussed beIow. {A copy of the previous staff <br />report will be available ai your November 6 meeting for the Pianning Cammission's <br />reference. <br />The applicant ha.s prepared a revised site pian and landscapir�g plan which shaw ar� <br />additional monutnent sign on County Road H, and clarifies the dimensions of the three <br />monument signs on the site. <br />A notice has been sent to all property owners within 350 feet of the sifie advertising this <br />meetir�g as a public information meeting on the application, A public hearing wi1l be held <br />on this item when it is considered by the City Councii_ The tentative date for the City <br />Council hearing is November 25. <br />A�aiysis/ <br />12ecorramendatio�t <br />Buitd°ang a�d S'ste I3esign; g,andscapeng <br />�ection I 114.04, Subd. 8.1. requires "a minimum 10% of the property, excluding setback <br />requiremen#s, is required for landscaped greenspace. The plan(t)ing plan and type oi <br />shrubbery shall require approval of the Planning Commission based upon a <br />recommendation of City Forester. Our staff report for your October 9, 199b meeting <br />raised a question whether the Saturn proposal met this criteria. It was clarified at the <br />meeting that the 10% requirement is to 6e applied to the land area in the site minus the <br />land area in the required setbacks. The total site coe�tains 3.276 acres or 142,703 square <br />feet, The area in the required setbacks is 38,250 square feet. The net area to be used in <br />calculating the 10% requirement is 104,453 sc}uare feet; 10% equals 10,445 square feet. <br />The applicant is proposing to provide 33,506 square feet in Iandscaped greenspace, which <br />is more than three titnes th� requirement.
