This action would <br />£ormaiize a previous agreement made with the property owner to the north and Iv1r, Beach. <br />The property owner io the south was inform�d of this icnpending action prior to the <br />purchase of'7532 Siiver Lake Road. The applicant has provided a new ten-foot wide <br />drainage and utility easement centering on and corresponding to the new property line. <br />(�ee the attached easements.) <br />A�a�[ys�so <br />- ,� <br />The mirumum square footage for lat area required by the Code is 12,500 feet, The <br />properties currently well exceed that requirement with 20,853 square feet for the property <br />io the north and �b,075 square feei for the property to the south: After the re-subdivision, <br />the properties will remain in compliance with this requiremeni with 23,460 square feet for <br />the property to the north and 23,468 squaxe feet for ihe property to the south. Currently, <br />the properties meet or exceed the minimum lot width requirement (100 feet for the <br />northerly propertcy and I25 feet for the southerly property,) After the re-subdivision, the <br />width of the properiies will be 112, 5 feet for both. <br />` <br />The applicant has provided a revised Certificaie of �urvey �or the properties Iocated at J <br />7540 and 7532 Silver Lake Road. This revised Certificaie of Survey shows the properiy <br />lines and easements as revised with the former property Iines atad easements in the <br />background. The revised iots have been labeled as Parcel X(7540 Silver Lake Road) and <br />Parcel Y(7532 Silver Lake Road.} The Certificate of Survey includes the revised tegai <br />descriptions for both parcels, as well as their former descriptians. <br />�fati It�c�en�endatioaao Adoption of attached resolution recommending approval of this minor <br />subdivision. <br />
