T es of Perm.its Re uired: The followin ernuts shall be re uired for an <br />develapment in a wetland zon�in� dist�ict. <br />a. Wetland A,�teration Fermit: No developznent shall be allowed wiihin that�ortzon� oia <br />wetland zonin� district whickz is delineated as a wetland on the Wetland Zoe�in� District <br />Map without first havin� obtained a wetland alteration permit from the City as t�rovided <br />for in this Section 1014.d� <br />b. Wetland Buf�er Permit: No development shall be �llowed in the area defined as the <br />wetland buffer area as shown on the Wetiand Zoning District Map without first havin� <br />obtained a wetland buffer pernut from the City as provided for in this Section 1010 08 <br />c. Deveionment Overiappin�; Wetland and Wetland Buffer Area• Authority for Ap�roval <br />wiih Combinations of Activities Havin�� Dif%ren� Ap�roval Authorities- Where a <br />qroposed deveiapment includes area in bath fihe wetland and wetiand bui%r area. the <br />applicant shall only be required to ap�Iy for � wetland alteration permit which shall cover <br />the entire development area. Where a pro�osed development includes activities subject to <br />Ci Council a roval and activities sub'ect to admir�strative a roval the ermit shall <br />cover all aciivities and shall be r�viewed and ap�rov�d b� the City Council <br />.. Subd. 3. Exceptions to Permit Requirements: <br />a. Er�nerg�ncies: Clpon the decl�z-ation of an em�rgency by the City, emergency work <br />necessary �o preserve life or properry shall be p�rmitied in a wetland zoning district. <br />
