"Chis mernorandum tas prepared tv report findings froaa a revised trip generation analysis for
the proposed PUU ae tie intersection of Sifver Lake Road and ,Fighvvay l.Q, it the Cty of
J[ounds Viev, Minnesota. 'The ara3ysis was conducted to deermine any difexences that
uould occur in tzip generatio as a resule o a change in the proposed lartd use.
Trip eneration ar the ite initially included the following uses:
-um gas station with a cr wash and a 3,87 sc{uare foot cocvenience store
i,654 sqraaxe foot fast food, with drive through window
 IQ,000 squace ft sic-down restaarant
+ S,OOfl square fae general office
83 dweilin uniCs for setiar citizns (assisted care and non-assisted cze)
Of concern in this memarandum is the impact of changing rhe i0,oo square oor (,s} sic-down
r°estauran[ to a 25,00 SF office.
r f . ': .
comparison of adjusted trip generation for the 10,0a0 SF sit-down restaurant and he 25,
SF off.ice is shown i Tabe an the foilowing page. The 10,000 SF sie-down restaurant will
enerate cnore ovexal Erps _ than will Ehe 25,Q00 SF office. The overall decreased trip
geneataon foc the 25,000 SF ofce ould be expeeed to occur over tte course of the entire
day and durin the AI1 nd Pi peak hours. Analysis shows hat durin the A9 peak hor,
towever, in-bound trips to the office would be higher than inbaund trips to the retaurant, but
anIy 50 percenk higher.
Given resuits af tis analysis, ic is safe to assm tiat a 2,OOQ SF office use, instead of a
10, S sit-dow.t Pseaurant use, would not iead to arty trac impts that have not already
