While �his was originally <br />approved by the City Councit on October 24, 1994, the plat was not filed with Ramsey County <br />within the time frame allowed, so it needs to be reviewed again by the Planning Commission and <br />reapproved by the City Council. <br />� <br />'The Building N project site consists of approximately 6, 89 acres of vacant land with approximately <br />1,100 feet af frontage on Program Aventa�. The site is bardered by the Clinch-Un Producis <br />buiidir�� to the north, Program Avenue and Interstate 35W ta th� east, R. 3. Riches Itestaurant and <br />a car wash to the south, and McDonald's l�estaurant,ll�ounds Vievv Inn and the C. G. Hill building <br />to the west. The �uiiding I�T sit� consists of four separate legal par�els which are proposed to b� <br />joined togeth�r �o form ane new parcel. The parcels are ali zoned PUD as a result of a 1994 <br />rezoning adopted for this d�velopment. Th� faotprint of t�e proposed two-story b�iiding to be <br />consteucied an �his site is planned to b� 102,950 square fe�t. Frorrt the 1994 project suryunary, 16� <br />parking spaces were to be pravided. ihe plans submitted by the a�plicant an Octobe� 7, i997 <br />show oniy 162 spaces. <br />
