The line running to the furnace is <br />leaking and needs to be replaced. At the time the air cond'zfiioning was installed, the basement was <br />ftnished and converted into Iiving space. The line is in the ceiling which is sheetrocked and <br />te�ured, effectively preventing its removal. Putting the aig- conditioner in the front would perxnii <br />easy acc�ss to an unfinished part of the basement where the fiarnace is located. The appticants <br />propase to landscape around the unit with shnibs and other plantings to screen it from public view. <br />Analysis: <br />The Cade states in Section 1103.06, Subd 2 ihat air conditioners are allowed in side and rear yards, <br />but not in front yards. The intent of this Code is to maintain a uniform, consistent and unciuttered <br />curb�side appearance of homes in the City. The v�'iance is requested to atleviate th� hardship that <br />the applicarits currentiy face. The applicants did not cause this hardship.
