MIPH Resolution 646-01 <br />March 7, 2001 <br />Page 2 <br />�1�1t�A�, the site plans date-stamped 3/2/O1 indicate that the �roposed office <br />building will be set back 50 feet irom the property line fronting Highway 10, will be 13,912 <br />square feet with a 3,Q00 square foot first Ievel expansion and a 6,000 square foot second story <br />expansion; and, <br />WI�I�AS, the number of parking stalls required for full buiid out (22,912 square <br />feet) is 92 s#alls, of which 70 will be constructed itnrnediateiy, �he remaining 22 marlced as <br />�roof af parking to be consirructed in conjunciion with the second building expansion; and, <br />�iI�1tEAS, the City Forester has reviewed and agproved ihe Landscape Plan; and, <br />W�ItEAS, the Fire Marshal has reviewed and approved the site pians in terms of <br />access, drive aisie width and other Fire Department requirements and considerations; and, <br />WHEI�t�S, the photometric analysis, date stamped 2/21�1, complies with the Cify <br />Code �ection 1103.09 pertaining to lighting and glare. <br />1�0�1 T�I�EFO� �E IT I2E���,�IED that the Mounds �1iew Planning <br />Commission, finding that a1I of the requirements of the Zoning Cade and PUD Document have <br />been met, does hereby recommend ihat the City Council approve the development review <br />request for the construction of a 13,912 square foot office building with a possible first-story <br />expansion of 3,000 square feet and a possiUle b,000 square foot second story expa�sion at <br />2720 Highway 10, subject ta the following stipulations: <br />Barrier curbing (B 6-12) shall be installed around the perimeter of the parking lot, <br />islands and access drive. <br />2. AIi utzlities to the building shall be installed underground. <br />One monument sign shall be allowed not to exceed eighi (8} feet in height or ane <br />hundred (100) square feet in area. The base of such sign shall be constnxcted of <br />masox�ry or sione materials to match �the building. A pole or pylon type sign is <br />prohibited. <br />4. AlI architectural features and building treatments shali be consistent along all elevations <br />of the building. <br />5. The site plan shall be revised to show detail for the proposed garbage dnmpster <br />enclosure. The enciosure shall be solidly constructed and shall be finished with <br />masonry materials to match the building. The gate to the enclosure shali have a <br />latching or locking mechanism and shall completely shield from view the interior <br />contents of the enclosure. <br />6. The Gradin�, Drainage and Utility Plan shali be revised to show a swaie running <br />between the building and the southeast property line to ensuge that stormwater runaff <br />does not flow onto the adjoining property. <br />
