Mezzenga Resolution 646-01 <br />January 17, 200 i <br />Page 2 <br />i <br />�I��AS, the number of parking stalls provid�d (14 reguiax, 1 handicapped, 15 <br />total) satisfies the requirements af the Americans With Disabilities Act and the requirements in <br />the variance approved September 13, 2000; and, <br />N��I '�'I�EEItEF'OItE �E IT 1�S�L�D that the Mounds View Planning <br />Commission, finding that all o� the requirements have been met, does hereby recammend that <br />the City Council approve the development review request fQr the construction of a 2,006 <br />square foat, two-level office building with 2,568 square feet of Ieaseable office space at 76b4 <br />Greenfield Avenue, subject to the follawing stipulations: <br />Barrier curbing (B 6-12} shall be installed around the perimeter of the parking 1ot and <br />access drzve. At points where storrnwater will coilect, cuts sha11 be made to a11ow <br />water to pass through into gervious areas. <br />2. Ail utilities to the building shall be installed underground. <br />3. One monument sign shall be aliowed not to exceed eight (8) feet in height or one <br />hundred (100) square feet in area. The base of such sign shall be constructed of <br />masonry or sto�ne znaterials to match the building. A pole or pylon type sign is <br />prohibited. IVo more than 60 square feet of comb'vned building mounied signage shall <br />be allowed. � <br />4. The masonry or stone building siding and any other architectural design characteristics <br />shall be consistent aiong the narth and east buiIding elevations. <br />5. There shall be no outside garbage storage or dwnpster allowed on this site, all garbage <br />and refuse shall be stored within the b�ailding. <br />6. There shall be no parking lot Iighting other than supplemental flood lights mounted <br />upon the buiiding. Such lights shall be down cast and stueided or hooded to eliminate <br />glare or light spillage onto adjoining properties in accordance with Chapter 1103 of the <br />Mounds View �oning Code. <br />7. Elevation contours and drainage arrows sha11 b� added to the site plan to indicate <br />direciion of storn�water runoff. <br />8. The applicant shall submit a landscaping plan indicating the locations, numbers and <br />species of fihe plantings to be used on the site. The City Forester shall review the <br />landscape plans and make re�ammendations as to the specific species used. <br />9. The applicant shall insiati any fancing, screening or buf�ering as required by the <br />Pla�uling Commission or City Council. <br />
