Special conditions or circumstances do not resuIt from the actions of the applicant. <br />As mentioned above, the applicant has no control over the level of traffic on Red Oak <br />Drive, the docation of the drrveway or fact that her property is a corner lot. <br />4. Granting the variance requested would not confer on the applicant a special privilege thai <br />is denied by this Title to owners or other lands, structures or buildings in the same district, <br />The Planning Commission does not feel that granting a variance in this situation would <br />be a special privilege as the circumstances are unique to this particular lot. <br />5. The vaz'iance requested is the minimum variance which would alleviafie the hardship. <br />Adding the second curb cut is the minimum variance possible to alleviate the hardship of <br />living on a corner lot and dealing with the traffic volume.. <br />b. The variance would not be materially detrimental to the purpose of this TitIe or to other <br />properties in the same zone. <br />The Planning Commission believes that because of the public safety consideratiotas, <br />grantzng the variance would not be detrfinental to the purpose of the Zoning Code or to <br />other properties in the same zone. - <br />a <br />:�� <br />7. The variance would not impair an adequate suppiy of light and air to adjacent property or <br />substantially increase the congestion of the public streets or increase the danger of fire or <br />endanger the public safety or substantially ditninish or impair property values within the <br />neighborhood. <br />Allawing for a variance to maintain the two curb cuts would not increase arry congestion <br />or impair an adequate supply of dight or air to adjacent properties. . <br />According to �he City Code in Section 1125,02, Subdivision 2, all of the above criteria need to be <br />satisfied in order to grant a variance.
