PLANNING <br />CASE PD00-002 <br />Applicant: Dan Hall, President, The Mermaid <br />Background: <br />The applicant is requesting City re-approval of the preliminary plat for xhe Mermaid Addition, a <br />major subdivision associated with the Mermaid PUD. The plat groups together those parcels <br />being utilized for Mermaid expansion, wtuch include the former Rent-All property, the Musiaoff- <br />10 property, the south 361 feet of the Mounds View Business Park South plat as well as the <br />existing Mermaid parcels. Altogether, the total area involved in the plat is 9.3b acres. <br />The preliminary plat was originally approved by the City Council on November 13, 2000. Due to <br />problems working out the acquisition details with the Boston-based Cabot Group, owners of the <br />'�='-�� business park parcel, the approved preliminary plat expired. <br />Discussion: <br />This preliminary plat is consistent with Chapter 1202 of the Maunds View City Code regarding <br />subdivisions. The legal descriptions and property ownership it�ormation appear to be in order, <br />however a copy of the preliminary plat has been forwarded to the City Attorney for his review. A <br />copy of the plat has been forwarded to the County for their review as well, <br />Plat Highlights: <br />• As mentioned above, this plat combines all of the properties involved 'sn the Mermaid PUD <br />into one lot, Lot 1, Block 1, MERMAID ADDTTION, and one outlot, Outlot A, MERMAm <br />ADDrr1oN. The outlot would serve as the access drive to the business park property to <br />reglace the existing access drive. <br />• The plat dedicates 12Q feet of laterai right of way for County Road H south of the former <br />Rent All Parcel and 100 feet (9.5 feet deep) south of the Music Off 10 parcel. It is not <br />anticipated that the County will require any additional right of way. <br />• The plat dedicates a ten-foot drainage and utility easement around the perimeter of the <br />` Mermaid property and also dedicates a 3 5-foot wide easement area for utilities along the <br />� southwestern shared property line between the Mermaid and business park property. <br />
