i <br />M�UNDS V1EW PLANNING COMMISSION <br />� RESOLUTION NO. 670-01 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />A RESOLUTION RECOMMENDING APPROVAL OF A DEVELOPMENT REVIEW <br />REQUEST FOR AN ANIMAL HOSPITAL LOCATED AT 2625 COUNTY HEGHWAY 10; <br />PLANNING CASE NO. DE01-003. <br />WHEREAS, Dr. Bruce Schnabel and Dr. Kevin Barcus of the Mounds View Animal <br />Hospitak, have applied for a development review to construct a 5,�86 square foot animal <br />hospi#al at2625 County Highway �0; and, <br />WHEREAS, the subject property is zoned B-2, Limited Business, and is legally <br />described as folfows; <br />Spring l.ake Park Hr!lview <br />Subjecf to Highway; Lot T8 <br />_:; h WHEREAS, according to Section 1006.06 of the Mounds View Municipal Code, <br />-� . any new construction or expansion of existing facilities requires the approval af a <br />development review; and, <br />WHEREAS, according to Section 1114.02 0# the Mounds View Zoning Code, <br />animal hospitals are a conditional use within the B-2 zoning districts; and, <br />WHEREAS, the Planning Commission has reviewed #he following documen#s <br />regarding this proposal: <br />a. Planning A�plication <br />b. Location Map <br />d. Site Plan with Landscape Features <br />e. Site and Utility Plan <br />f. Grading Plan <br />g. Elevation Drawings <br />h. {nterior F1oor Plan <br />i. Staff Report <br />WHEREAS, the proposed development satisfies the requirements of Zoning <br />Code as welk as the variance approved on July 18, 2001; and, <br />WHEREAS, the site plans date-stamped August 2, 2001 indicate that the <br />proposed office building will be 93 feet by 54 with a footprint of 5,086 square feet; and, <br />WHEREAS, the number of parking stalis provided (25 regular, 2 handicapped, <br />27 total} satisfies the requirements of the Americans With Disabilities Act and the <br />
