The <br />size of the proposed garage would be 1,040 square feet, which is not much larger than the house. <br />While it wouid be iarger, there would not exist the "irnbalance" which has been present in the last <br />few over�sized garage CUP requests. The applicant proposes to construct an addition to the rear <br />of the house in the foilawing year which would again make the house bigger than the garage. The <br />proposed tocation of the garage does not interfere with the future exparnsion plans nor the <br />existence of a shed in the back yard. <br />Dzmensional Criter•ia <br />A11 of the dime�isional criteria associated with this request--setbacks, spacing between buildings, <br />width af proposed ga�•age, and giumbers of doors--satisfy the requirements as stated in Chapter <br />I 104 of the Zoning Code. The praposed garage is about 91 feet fram the frant property line, 43 <br />feet from the rear property line and is setback from the side of the property by abou� seven feet. <br />Taking into cansideratian ihe size of the shed, the totaI amount of accessory building coverage on <br />the lot would be 1,120 square feet, or 14.6 percent of the rear yard area. Were the appiicant to <br />replace the existing shed with the largest allowable without a C[TP, the coverage would rise to <br />16.4 percent, which is still less than the maximum accessory building coverage of tweniy percent. <br />Adverse E ects and CUP C�iteria <br />The City Code, in Section 1125,01, Subd. 1 states that the Ptanning Comtnission shall examine <br />the possible adverse effects of a conditional use permit request prior to making a <br />recommendation, The following represent those items explicitly stated in the Code: <br />Relationship with the Comprehensive Plan. <br />The Comprehensive Plan encourages the development and maintenance of residential <br />areas so as to improve the quality, appearance and attractiveness of housing units and <br />residential property in general. The Comprehensive Plan designates this properky, 2091 <br />Terrace Drive, as low-density residentiaL This proposal daes not confiict with the <br />Comprehensive Plan. <br />2. The Geographical Area Involved. <br />4, The Character of the Surrounding Area <br />In this area of Mounds View, most of the lots are of a similar size. The homes are all af a <br />similar style archiiecture and were b�ilt around the same time.
