Criven that, devising a <br />suitable plan #o handle stormwater runoffbecomes a challenge. Staff has review a preliminary <br />drainage plan for the four-plex (as shown on the certificate of survey) and has found that it would <br />be suf%cien� if there were no other mitigating factors. There is, however, one issue which further <br />compIicates the drainage plan, and that is the adjacent property--Woodlawn Terrace Apartments-- <br />has exiensive runoffflowing onto the applicant's property. There has been much discussion <br />between the applicant and the adjacent property owner in an effort to resolve the drainage issues, <br />and because many options do e�st, staff feels confident that art aceeptable solution wiii be <br />achieved. The applicant has retained a drainage er�gineer wha will be providing a detailed analysis <br />of the situation and will formulate options which can be utiiized to aileviate the drainage concerns. <br />7Chis informatian was not completed at the time this report was written, though should be available <br />for your meeting on June Z, 1999. <br />Landscane Plan: <br />In Section 1103.08 of the City Code pertaining to Fencing, Screening and Landscaping, it states <br />that the lot area remaining after providing for off-stree� parking, sidewalks, driveway, building and <br />other requirements shall be planted and maintained in grass, sodding, shrubs or other accepiable <br />vegetation or materials generally used in landscaping. The applicant proposes at this point nothing <br />more thari sod for the site. �taff recommends that specific plantings be shown on the final site plan <br />in a quantity and quality that would be acceptable to both the applicant and the City, <br />There has been some discussion about constructin� a fence around the property, but at this time <br />one is not �lanned. The applicant wouid like to be able to do so in the future if it is determined to <br />be necessary for securi�y or o�her reasons. <br />, <br />
