CU00-005 <br />WHEREAS, Phil Johnson has applied for a conditional use permit to construct a 400 <br />square-foot shed in the Uacic yard of his property located at 7474 Groveland Road, property zoned <br />R-1, Single Fainily Residential, and legally described as follows: <br />The East 120. 0 Feet of Lot 104, Spriiag Lake Parlc ICizolls Additio�z, <br />Ramsey Count��, Miiziaesota <br />WHEREAS, The Mounds View Zoning Code conditionally allows sheds up to 400 square <br />feet in area with a maximum accessory building area not to exceed 1,400 square feet; and, <br />WHEREAS, the Plaiuiing Coinmission has reviewed the following documents regarding <br />this proposal: <br />a. Development Application <br />b. Zoning Map <br />c. Site Plan <br />d. Photographic Documentation <br />e. Signatures of Neighboring Residents <br />f. Staff Report <br />WHEREAS, the Mounds View Planning Commission finds that the proposal satisfies the <br />dimensional requirements as outlined in Chapters 1104 and 1106 the Zoning Code; and, <br />WHEREAS, tl�e Mounds View Planning Commission finds that the request is consistent with <br />the Mounds View Comprehensive Plan in that the Comprehensive Plan encourages the development <br />and maintenance of residential areas so as to improve the quality, appearance and attractiveness of <br />housing units and residential property in general; and, <br />WHEREAS, the Mounds View Planning Commission ftnds that the proposed shed would not <br />be out of place given the character and geography of the su�rounding area involved in that the lot is <br />rather large and sheds are commonplace residential structural improvements which help lceep <br />properties neat and orderly; and, <br />WHER.EAS, the Mounds View Plamling Commission finds that the proposed shed would not <br />depreciate the neighborhood in that the oversized shed would allow the applicant to store items inside <br />which might otherwise be left outside and would guard against a cluttered exterior appearance; and, <br />
