Accessory buildings <br />shall not be allowed in the front yard. <br />• 1106.03, Subd. lf: No garage shall exceed 952 square feet except by CUP. <br />• 1106.04. Subd.6: This section lists the specific conditions for garages exceeding nine <br />hundred and fifty-two square feet. <br />• 1125.01. Sub. le: This section lists possible adverse effects that the Planning Commission <br />shall consider in making its recommendation. <br />Introduction: <br />The applicant, Kenneth Waste, is requesting approval of a conditional use permit to construct a <br />1,150 square-foot garage on his property located at 2251 Oakwood Drive. Mr. Waste has <br />indicated that the existing single-stall garage is in poor condition and needs to be replaced. <br />The lot is 12,000 square feet, slightly larger than the minimum allowed in the City. It is improved <br />with a one and a half story home which at some point has had the upper level fully expanded on <br />the side facing the street. The existing detached garage situated alongside the home will be <br />demolished to make room for the proposed garage, which would be built in the same location in <br />the side yard. There is a shed in the rear yard which would also be removed in conjunction with <br />the proposed garage construction. <br />Discussaon: <br />Section 1106.4, Subdivision 6, lists the specific conditional use permit requirements for garages <br />larger than 952 square feet.
