<br />. <br /> <br />. <br /> <br />. <br /> <br />RESOLUTION NO. 4196 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />APPROVAL OF A PLANNED UNIT DEVELOPMENT <br />AMENDMENT REQUEST BY EVEREST DEVELOPMENT FOR <br />MOUNDS VIEW BUSINESS PARK SOUTH PARKING LOT, <br />PLANNING CASE NO. 341-92 <br /> <br />WHEREAS, the city Council of the City of Mounds View <br />has reviewed the request by Everest Development for a planned <br />unit development amendment to the previously approved planned <br />unit development site plan for the Mounds View Business Park <br />South project; and <br /> <br />WHEREAS, the revised site plan is shown as Exhibit A <br />and dated December 20, 1991; and <br /> <br />WHEREAS, the changes involve the incorporation of <br />additional property to be utilized as parking area; and <br /> <br />WHEREAS, the additional property is located at 2260 and <br />2280 Highway 10, legally known as Mounds View Business Park <br />South, Lot 1, Block 1; and Beginning at southwest corner of <br />northwest 1/4 of southeast 1/4 then north 114.41 feet then north <br />40 degrees 19 minutes east 289.45 feet to point on southwesterly <br />line of STH 10/62 and 245.56 feet measured thereon from west line <br />of said 1/4 1/4 then at right angle southeasterly on said <br />southwesterly line 157.92 feet then at right angle southwesterly <br />to point on south line of said 1/4 1/4 and 104 feet east of <br />beginning then to beginning in section 8 township 30 range 23, <br />respectively; and <br /> <br />WHEREAS, the proposed amendment increases the total <br />parking in the planned unit development by approximately 190 <br />stalls; and <br /> <br />WHEREAS, the City Forester has reviewed the proposed <br />landscape plan and found it to be consistent in both species type <br />and density to the previously submitted plan for the planned unit <br />development; and <br /> <br />WHEREAS, the city Engineer has reviewed the proposed <br />grading plan for the site and found it to be appropriate for the <br />proposed use; and <br />
