CllOO-005 <br /> <br />\VHEREAS, Phil Johnson has applied for a conditional use pcrmit to construct a 400 <br />square-foot shcd in the back yard of his propcrty located at 7474 Grovcland Road, property <br />zoned R-l, Single Family Residential, and legally described as follows: <br /> <br />Tile Ellst 120.0 Feet of Lot 104, Sprillg Lake Park Kllolls Additioll, <br />Rlllllsey COll1l(r, jl1illllesota <br /> <br />\VIIEREAS, The Vlounds View Zoning Code conditionally allows sheds up to 400 <br />square feet in area with a maximum accessory building area not to exceed 1.400 square fcet; and, <br /> <br />\VHEREAS, the Vlounds Vicw City Council has reviewed thc following documents <br />regarding this proposal: <br /> <br />a. Stafr Report <br /> <br />\VI-IEREAS. the Mounds View City Councillinds that thc proposal satisfies the <br />dimcnsional and conditionalusc pcrmit requiremcnts as outlined in Chapters 1104, 1106 and <br />1125 oCthe Zoning Code: and, <br />'VHEREAS. the Vlounds View City Council finds that the requcst is consistent with the <br />Mounds View Comprchensive Plan in that the Comprehensive Plan encourages thc dcvelopment <br />and maintenance of residential areas so as to improvc the quality. appearance and attractivcness of <br />housing units and residcntial property in general; and, <br /> <br />\VHEREAS. the Mounds View City Council finds that thc proposed shcd would not be out <br />of place given the character and gcography oCthe surrounding arca involved in that the Jot is rathcr <br />large and sheds arc cOlllmonplace rcsidential structural improvements which help keep properties <br />neat and orderly; and. <br />
