WHEREAS. the Ramscy County Tranic Engineer has reviewed the survey and has stated that the lot split should have no advcrse effect on traffic operations of County Road J; and. WHEREAS. in accordancc with Section l204Jl4, Subd. 4, a park dedication fcc in the amount of $689 is applicable with this proposed minor subdivision. NOW, THEREFORE. BE IT RESOLVED that the Mounds View City Council approves thc minor subdivision of 8480 Eastwood Road. subject to the following stipulations: I. The applicant shall submit thc rcquired park dedication fee in thc amount ofS()89.00. 2. The Survey shall bc entitled "Celtificate of Survey" and bc revised to show a five- foot pcrimeter drainage and utility eascments along the rear and sidc property lines and a tcn-foot drainage and utility easement along the front propcrty lines abutting either Eastwood Road or County Road .r. Text shall be added to the Survey which states, "Separatc drainage and utility casemcnt documents have been executed and recorded with Ramsey County." 3. The applicant shall <mange for the drafting. execution and recordation of an easement document dedicating in the favor of Parcel A the south fi ftecn- feet of Parcel B for sanitary scwer access. This document shall be reviewed by thc City Attomey and shall be placed on file with the City for reference. 4. The applicant shall be responsible for obtaining an access pemlit from Ramsey County for any and all work occurring within the County right of way. 5. The applicant shall record the City Council resolution of approval, the Survey and the easement documents with Ramsey County within thirty (30) days of final adoption, and present proof of such recording to the City of \1ounds View. Failure to record these documents or provide proof of such recordation shall cause this approval to be null and void.
