<br />. <br /> <br />. <br /> <br />. <br /> <br />Resolution 5561 <br />Page 2 <br /> <br />WHEREAS, the applicant has submitted a Registered Land Survey (RLS) for the <br />above described property; and, <br /> <br />WHEREAS, the Engineering Technician and Public Works Director for the City <br />of Mounds View have reviewed the proposed minor subdivision and has found it <br />acceptable; and, <br /> <br />WHEREAS, the submitted Registered Land Survey has been forwarded to the <br />City Attorney for review; and, <br /> <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, a park dedication fee <br />in the amount of $794 is applicable with this proposed minor subdivision; and, <br /> <br />WHEREAS, the excess highway easement area identified in the subdivision <br />serves no identifiable public purpose and it would be in the public interest to vacate <br />such excess easement area. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council <br />hereby approves the minor subdivision of 8360 Pleasant View Drive and 8360 Spring <br />Lake Road to create a new 18,236 square foot lot, requested by Stephen Redfield, <br />subject to the following: <br /> <br />1. Prior to the City Council approving this subdivision, the applicant shall submit <br />the required park dedication fee in the amount of $794.00. <br /> <br />2. The Registered Land Survey shall include language which states, "A <br />separate drainage and utility easement document has been executed and <br />recorded with Ramsey County." <br /> <br />3. Approval is subject to review of City Attorney review of the Registered Land <br />Survey. The applicant shall make any changes as deemed necessary by the <br />City Attorney. <br /> <br />4. Approval of the subdivision is contingent upon the applicant receiving <br />approval of the vacation of excess highway easement via City Council <br />adoption of Ordinance 680. <br /> <br />5. The applicant shall record this Resolution 5561, the Registered Land Survey, <br />the easement document and Ordinance 680 with Ramsey County within sixty <br />(60) days of final adoption, and present proof of such recording to the City of <br />Mounds View. Failure to record these documents or provide proof of such <br />recordation shall cause this approval to be null and void. <br />
